Assessment variant

Before buying or renting

Finding out the environmental conditions of a home or a plot before deciding.

A home or a plot may offer everything you are looking for and still have environmental conditions that cannot be noticed on a viewing. Knowing them before signing lets you decide with better information and judge whether what is found can be corrected.

What it is

An environmental assessment before the decision, not after it.

The method of the healthy building assessment is applied to a property that is not yet yours, with a specific aim: that the decision to buy or rent takes its environmental conditions into account.

It is useful for anyone about to buy or rent a home, and for anyone considering a plot before building on it. The assessment documents what is there, explains what it means and indicates what could be corrected and what could not.

Scope

What is assessed

The scope is adjusted to the type of property and to what the viewing allows.

In a home, particular attention is paid to bedrooms and the rooms where most time is spent. On a plot, to the immediate surroundings and to what will affect the future building.

  • Nearby infrastructure: mobile phone masts, power lines and electrical substations.
  • Electric and magnetic fields, and electromagnetic waves.
  • Moisture, mould and signs of biological contamination.
  • Indoor environmental quality, volatile organic compounds and formaldehyde.
  • Noise and vibration where relevant.

Process

How it works

  1. 01

    Understanding the transaction

Which property it is, for what use and on what timeline. That information determines the scope of the assessment.

  2. 02

    Arranging the visit

With the owner or the estate agent, so that the rooms that matter can be accessed and measured under representative conditions.

  3. 03

    Inspection and measurement

Technical inspection and measurement of the relevant factors, with professional instrumentation.

  4. 04

    Interpretation and documentation

The report explains what was found, what it means and what could be corrected, so that you can take it into account before deciding.

Limits of the work

What this assessment does not do

It is worth stating clearly, because it defines what can be expected of it.

  • It does not replace a building survey or a valuation.
  • It does not assess the structure or the installations from a regulatory point of view.
  • It does not advise you to buy or not to buy: it provides information so that you can decide.
  • It does not make medical diagnoses or claim that an environmental factor causes a particular symptom.

Process

What you receive

It is best to get in touch as soon as the property has been identified, so that the visit fits the timeline of the transaction.

About the healthy building assessment

  • Results of the measurements taken.
  • Technical interpretation of the results.
  • A list of the factors worth taking into account before deciding.
  • An indication of what could be corrected and of what depends on the surroundings.
